Conventional Cash-Out Refinance Rules: 80% LTV Cap, 6-Month Seasoning and LLPAs — Cash Out Equity
Updated November 2026
Fannie Mae and Freddie Mac cap cash-out refinances at 80% loan-to-value on a one-unit primary residence, and the property must generally have been owned for at least six months before closing. The new loan retires the existing lien and returns the difference, less closing costs, as proceeds.
Cash-out loan-level price adjustments stack on top of standard credit and LTV charges, widening the gap from a rate-and-term quote. Reserves, debt-to-income and the count of financed properties are all reviewed more tightly than on a straight rate reduction.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments.
